Concrete floor work across Miramar
Miramar runs from older neighborhoods on the east side, with single-family homes and carports that have seen decades of paint and patching, to newer planned communities in the west with townhouses, two-car garages and screened pool decks. Warehouses, shops and offices sit between them, so we hear from homeowners and small businesses alike. Northstar is licensed and insured and has worked out of Cooper City since 2021, a short drive away, and we do the same kind of work next door in Pembroke Pines to the north and Hollywood to the east.
The price mostly comes down to how much prep your floor needs, how big it is and the finish you pick. If a job needs a permit, that's usually what moves the start date. Your written estimate lays all of that out for your floor. Prep is also where Miramar slabs differ the most, because the older ones often carry oil, sealer or old paint, and the newer ones are usually so smooth that a coating has little to grab.
What we do for Miramar floors
Garage Floor Coatings
A Miramar garage often doubles as storage or a home gym, so the floor takes hot tires and dropped tools. We grind it, fill the cracks and choose a coating that fits how you use it.
Polyaspartic Floor Coatings
Plenty of families here can't give up the garage for long, so our polyaspartic floor coatings are a good fit because they cure fast. We still grind and test first, since a fast product won't make up for bad prep.
Pool Deck Coatings & Resurfacing
Backyard pool decks here get wet feet and pool chemicals, and old coatings tend to flake near the edge of the pool. We strip off what's loose, repair the concrete and lay a textured finish that grips.
Concrete Floor Stripping & Removal
On older east-side homes we often find layers of paint or worn epoxy on the slab. We take it all down to bare concrete first, because a new coating holds only as well as what's under it.
Commercial & Industrial Epoxy Floor Coatings
Miramar's warehouses, shops and offices need floors that stand up to carts, forklifts and steady foot traffic. We plan the work around your hours where we can and match the coating to what rolls across it.
Concrete Grinding & Surface Preparation
Newer slabs in western Miramar are usually dense and smooth, so a coating has very little to grab. We grind the surface open and check the concrete before we settle on a product.
What Miramar slabs need first
Most houses here sit on a concrete slab poured right on the ground, with no basement under it, so moisture can move up through the concrete and push a coating off from below. That's why I test the slab before we pick a product. If the reading says the floor isn't ready, I'll tell you at the estimate instead of coating over it and hoping. Sometimes the fix is a different product, sometimes it's a moisture barrier coat that goes down first, and now and then it's simply waiting.
Everything else comes down to how the space gets used, which is why I ask so many questions. A townhouse garage that's mostly storage, a pool deck with wet feet on it all day and a warehouse floor with carts rolling over it each need a different system, and picking the right one matters more than the color.

Miramar floor questions, answered
These are the questions Miramar homeowners and business owners ask about their floors. If yours isn't here, call (754) 206-8021 and I'll talk through your floor with you.
Do I need a permit to put epoxy on my garage floor in Miramar?
The city's permit list doesn't settle it either way. The Miramar Building Department requires permits for electrical, plumbing, mechanical, gas and structural work, and floor coatings aren't on that list, though a home in a flood zone has its own rule, covered below. When it isn't clear, I ask the department instead of guessing, and if a permit is needed we take care of it before work starts.
How do I check if my Miramar home is in a flood zone?
Look up your address on the city's flood zone lookup, which shows whether your property is in a flood zone. This matters for a floor job because the city requires a permit for any work on a property that sits partly or entirely in a flood hazard area. If yours does, tell me at the estimate, and we'll handle the permit with the city before we start.
Does the $7,500 permit exemption in Miramar apply to a floor job?
It can, if your floor job would otherwise need a permit and the whole project at a single-family home is valued under $7,500. State law now requires the city to exempt those small, complete projects for owners and their contractors, but a job can't be split into smaller pieces to get under that amount. Using the exemption takes a written request to the Building Department, sent online or in person, with the contract or other papers showing what the work is and what it's worth, so we'd confirm with the department whether your job qualifies.
How much does a garage floor coating cost in Miramar?
The price depends mostly on how much prep your slab needs, how big the floor is and which coating system you pick. Old paint or epoxy that has to come off, cracks to fill or a moisture problem all add time and material, and a full flake or metallic finish usually costs more than a solid color. The estimate puts your own figure in writing, with the prep, the product and the finish spelled out.
What causes an epoxy garage floor to peel or bubble?
Most peeling and bubbling starts under the coating, on a slab that wasn't ground open, still had oil or old sealer on it, or had moisture coming up from below. A coating sticks only as well as the surface under it. That's why we grind and clean the concrete and I test it first, and it's the one part of the job I won't rush.
Does my Miramar business need a city tax receipt before opening?
Yes. City ordinance requires a City Business Tax Receipt for anyone running a business, profession or occupation in the city, home-based ones included. A commercial business needs a City of Miramar Certificate of Use approved before it applies, and the city says to renew by September 30th to avoid extra fees. If you're redoing a shop floor before you open, it's worth starting that paperwork while we work on the concrete.
