What goes into coating a garage floor in Cooper City?

A garage floor coating in Cooper City starts with grinding your concrete down to a clean, sound surface and ends with a hard epoxy or polyaspartic finish that stands up to oil drips, hot tires and dust.

Most people call us when the concrete is stained, dusty or under an old coating that's started to lift, and they want a floor they can hose off. The price moves with the size of the garage, how much old coating has to come off first, which sometimes means concrete floor stripping and removal, whether the slab tests damp enough to need extra treatment, and which coating and finish you pick. The schedule turns mostly on that coating, since some cure far faster than others, and on how much prep your slab needs. Your estimate is written out with the prep, the product and the finish, so you can see where your figure comes from. We're based in Cooper City and work in the cities around it, so if yours isn't on our pages, give us a call and ask.

Why Cooper City garage owners call us

  • I test your slab myself

I'm the one who comes out and tests your slab. I'd rather tell you a hard truth about your concrete at the estimate than have you find it later under a peeling floor.

  • Our own installers since 2021

We've been in business since 2021, and the people grinding and coating your floor are our own installers. That way the crew on your floor answers to the same business that gave you the estimate.

  • Licensed and insured, just ask

We're licensed and insured. Florida's contractor license application has applicants confirm liability and property damage insurance plus workers' comp or an exemption, so ask anyone you're weighing about both.

Prep is the one part of this job you can't redo once the coating is down, so the place to start is a look at your slab. Set up your estimate and I'll come out and take a look.

How we put down a garage floor coating

Most garage calls come down to epoxy or polyaspartic, and at the estimate I'll lay out how each one handles sun through your door and how soon you get your car back. Either way, the slab gets tested and ground first. One coating maker's prep guide calls for grinding or shot blasting to strip old coatings and leave the concrete clean and dry, and dirt, grease and oil have to come off too, so if you're comparing bids, check that each one includes that step. From there our installers fill cracks, roll on the base coat, scatter any color flake and seal it all with a topcoat. Once it's cured, the floor needs only sweeping, rinsing and mild detergent on spills, as long as harsh solvents stay off it.

If sun or downtime ends up deciding it for you, our polyaspartic floor coatings page goes into that coating in more depth. And if you'd like a poured, swirled look in place of flake, metallic epoxy flooring works in a garage too.

  • Epoxy with color flake

Suits a shaded garage and an owner who can park elsewhere for a while, since epoxy cures slower and likes indoor light. The flake gives you a tough floor that hides dust and small chips well.

  • Polyaspartic system

Suits a garage you need back quickly, or one with a sun-facing door where epoxy would be a concern. We'll talk through whether your exposure calls for it when I see the space.

  • Added grit for footing

Epoxy can be slippery, especially under wet tires after a summer storm, so a grit can be mixed into the topcoat. It roughens the surface just enough to make it less slick underfoot.

What tells you your garage floor needs a coating?

  • Old coating peeling up

Flakes lifting where your tires sit usually mean the last coat went on poorly prepped or damp concrete. Left alone, it keeps spreading, and every loose patch has to be ground off later.

  • Bubbles or soft blisters

Bubbles in a coating usually point to moisture or gas pushing up from the slab. They tend to pop and peel, and the cause has to be fixed before a new coat goes down.

  • Oil stains that won't lift

Bare concrete soaks up drips from the car, so stains spread and darken with every leak. The deeper oil gets, the more grinding it takes to clean the slab enough to coat.

  • Dust you track inside

A gray powder on the floor and your shoes usually means the top of the slab is wearing away. It gets worse with traffic, and grinding off the weak layer before coating stops it.

What happens after you call about your garage floor?

  1. Get a slab test and estimate

Call or send the form, and I come out, test the slab and ask how you use the garage. Your written estimate lists the prep, the product and the finish.

  2. Our installers prep and coat

If you go ahead, our installers grind the slab and lay down the coating you picked. Keep the car off until the full cure window has passed, so plan where to park.

  3. Walk the finished floor together

When the last coat is down, I walk the finished floor with you and we check it over together. Ask me anything about it then, as many times as you like.

Garage floor coating questions

These are the questions I hear most at the end of a garage estimate. If yours isn't here, call and ask, and I'll explain it as many times as it takes.

How much does a garage floor coating cost near Cooper City?

Installed epoxy floor coating usually runs about $5 to $8 per square foot in Fort Lauderdale, and that figure includes materials and floor prep. Where your garage lands depends on its size, the slab's condition, any old coating to remove and which coating you choose. Your estimate spells out the prep, the product and the finish so you can compare it line for line.

How long does a garage floor coating take before I can park on it?

A polyaspartic floor can usually be driven on the same evening, while an epoxy job can tie up the garage for a weekend or more. If you can't do without the garage, that's a good reason to lean toward polyaspartic. If you go with epoxy, plan on parking in the driveway or on the street for that stretch.

What causes a garage floor coating to peel or bubble?

Too much moisture in the concrete is one of the leading causes of coatings that blister, peel loose or bubble as gas works its way out. That's why I test the slab first, because the result tells us whether it's ready or needs a moisture-tolerant primer or a vapor mitigation system that keeps moisture from reaching the coating. A slab poured on the ground with no vapor retarder, a moisture barrier under the concrete, may never get dry enough for a moisture-sensitive coating.

Will epoxy turn yellow in a sunny garage in Cooper City?

It can, because epoxy does best indoors with little UV light, and a garage with big windows or a door that faces the sun will eventually show amber tones. If your door takes direct sun, bring it up at the estimate so we pick a coating that suits that exposure.

How do I check if a flooring contractor is licensed in Broward County?

Call Broward County's Building Code Division at 954-765-4400 to find a county-licensed contractor or report an unlicensed one, since the division handles contractor licensing and enforcement. It's a quick call worth making before you sign with anyone, us included.

Do I need a permit to coat my garage floor in Cooper City?

We find that out from the city's building office before work starts instead of guessing, and if your job needs a permit, we take care of it there first. The county's Building Code Division handles permitting for the Broward Municipal Services District and Fort Lauderdale International Airport, while for a garage in Cooper City we go to the city's building office.
